Altitude, hail and three hundred freeze-thaw cycles
Colorado asks things of glass and hardware that most of the country never does, and it shows up in predictable ways.
Altitude works on every sealed unit
Insulated glass is sealed at the elevation where it is made. Install it a mile higher and the trapped gas expands, loading the perimeter seal permanently. Units not built for elevation fog years earlier than they should.
Hail, more than almost anywhere
The Front Range sits in the country's most hail-prone corridor. A single storm can pit, crack or shatter glass across an entire elevation, and panes that survive can still have taken seal damage.
Freeze and thaw, endlessly
Colorado runs through hundreds of freeze-thaw cycles a season. Water in a track or a balance channel freezes, expands and thaws again, wearing out mechanisms that would last decades elsewhere.
Forty-degree daily swings
Below freezing at dawn and shirtsleeves by afternoon is routine here. Frames, seals and glass expand and contract through that range every single day, and seals eventually give up.
Very dry air
Low humidity pulls moisture out of wooden doors, sashes and jambs. Slabs shrink, joints open, hinge screws lose their grip and gaps appear exactly when you least want them.
Ground that will not sit still
Expansive clay along the Front Range swells and shrinks with moisture, and frost heave lifts ground through winter. Openings rack slowly out of square, and doors that hung perfectly start catching in one corner.

Questions we get every week
My windows fogged up between the panes. Can that be fixed?
Yes. The sealed unit has failed and moisture has got in. We replace the unit inside your existing frame — the window itself stays. It is extremely common in Colorado, largely because of how altitude loads the seal.
Why do Colorado windows fog so often?
Sealed units are assembled at the elevation where they are made. Installed a mile or more higher, the trapped gas expands and puts constant pressure on the perimeter seal. Units intended for altitude need breather tubes, and when that step is skipped they fail early.
My sliding door is really hard to open. What is wrong?
Almost always the rollers have worn flat or seized, so the door drags instead of rolling. After a Colorado winter the track usually needs attention too, because ice and grit will have damaged the rail.
Hail damaged my windows. Do you handle that?
Yes, and after a significant storm it is worth having the whole elevation checked rather than just the obvious breakages. Panes that held can still have taken seal damage that shows up as fogging weeks later.
There is condensation on the inside of my windows in winter.
That is indoor humidity meeting cold glass rather than a failed window. It is worth addressing through ventilation and humidity control. Moisture trapped between the panes is a different problem entirely, and that one does need new glass.

Do you repair or only replace?
We repair. We do not sell replacement doors or windows, which means we have no reason to recommend one when a repair will hold.
